PAYMENT

A 25% deposit payment is to be paid if the booking is made more than 42 days prior to your arrival date. You will then be notified to pay the remaining balance 42 days prior to arrival

If the booking is made within 42 days of your planned arrival date, then payment will be due in full.


DAMAGES

We reserve the right to charge for and loss or damage to the property at the end of your stay

Lock all doors, ensure windows are closed and shut the courtyard gate when you leave the property


CANCELLATION

A full refund is available within 24 hours of booking. You will also be eligible for a full refund providing a cancellation is made a minimum 42 days prior to your arrival


CIRCUMSTANCES BEYOND OUR CONTROL

In the event that circumstances beyond our control, such as fire, flood, severe weather conditions, epidemics, or property damage, require us to cancel your booking in advance you will receive a full refund for the entire booking amount.


PERIOD OF HIRE

Check-in time is set at 3pm and check-out time is at 10am. It is important to adhere to these timings, as failure to do so will result in an additional charges.

This agreement is for a holiday period only. It does not entitle you to a new tenancy, AST or protections under the housing act 1988.


NUMBER OF PERSONS USING THE PROPERTY

It is strictly prohibited for more than the maximum number of 4 persons to stay within the property.


LIABILITY

Kirkgate Cottage holds no liability for any loss or damage to your personal property, regardless of the circumstances. It is your responsibility to take appropriate measures to ensure the safety and protection of both yourself and your belongings.


CARE OF THE PROPERTY

At the end of the rental period, we kindly request that you leave the Cottage in the same clean and tidy condition as it was at the beginning.

All items must be removed from the fridge, dispose of used bin liners, wash the dishes, ensure the oven is clean and leave used towels on the bathroom floor. Failure to meet these cleanliness standards may result in an additional cleaning fee.

We have taken every possible measure to ensure your stay is as enjoyable as possible. However, if you encounter any issues or have any complaints, please contact us immediately so that we can promptly address and resolve them.
